Okay, for real,
Why Do You Really Need a Quantity Surveyor?
A quick question before you start your next project: Do you actually know what it’s going to cost you?
Not roughly. Not “the client said.” We mean actually know - down to the last cent - before you break ground. If the honest answer is “not really”, you need to talk to a Quantity Surveyor.
BUT...WHY?
Here’s the blunt truth about construction:
It’s a game of thin margins and expensive surprises. A missed quantity, a vague spec, a tender that isn’t like-for-like comparable - any one of these can quietly turn a profitable job into a stressful one.
A good QS exists to make sure none of that happens on your watch. |
So what does a QS actually do? In plain terms:
- Measures exactly what a project needs (materials, labour, everything) — to the millimetre.
- Prices it accurately — to the cent.
- Builds Bills of Quantities and tender docs so contractors are quoting on the same scope.
- Tracks costs through the build so nothing drifts without you knowing.
- Gives you a straight, independent read on whether a project stacks up financially before you commit a cent
That’s the job. Simple to say, hard to do well
Here’s the part people underestimate: the fee you pay a QS is tiny next to what a bad estimate costs you.
Underestimate a job by 8%, and that’s not a rounding error - that’s your profit margin gone, or a client relationship damaged, or a project that runs out of money halfway through.
A sharp QS pays for themselves many times over just by catching what others miss.
But here’s the bit that really matters: not all QS’s bring the same value.
A typical QS measures, prices, and hands you a document. Job done, box ticked.
A smart QS does all of that - and then thinks as you do. They flag risk before it becomes a problem. They understand where margins actually get made or lost on a build. They give you cost advice you can act on, not just a spreadsheet to file away.
That difference can make or break your business.
What separates a smart QS from a standard one, in practice:
- Independence - advice with zero conflict of interest, because it’s not tied to a contractor, a supplier, or anyone but you.
- Standardisation - proper adherence to recognised measurement standards (like ARM5), so your numbers hold up under scrutiny.
- Communication - reports and figures explained clearly, not buried in jargon.
- Foresight - spotting the cost risk in a design before it’s built, not after.
A typical QS gives you a number. A smart QS gives you certainty.

Whether you’re a builder protecting your margin on a tender, a developer running multi-million euro developments, or a homeowner sizing up an extension - the question is the same: can you afford not to know your real numbers?
"Good cost advice isn’t an expense. It’s the thing that stops expenses from getting out of control."
